The act aims to attain transparency by requiring the Brokers, Real Estate Agents, Promoters, and Builders to officially register themselves and their projects under the Act.

  • Compulsory registration of projects with complete details about the project such as project title, saleable area, carpet area, location, approximate date of completion of project etc. under the Act;
  • Deposit of investments and advance payments made by the buyers in a separate bank account (escrow account);
  • Provision of return of payments made by buyers along with interest OR payment of interest for every month for the delayed period, in case of failure of completion of project by the agreed-upon deadline;
  • Formation of a RERA body in every state, i.e. SRERA (State Real Estate Regulation Authorities) to take care of the implementation of the Act and to decide complaints of buyers and investors;
  • Establishment of Conciliation forums to deal with issues between buyers and promoters without involving court cases and all the paperwork.
